| Visit Notes | I had good and bad news! The good news is I can definitely make it a 3 bedroom. Even better, I suspect I can make it a 4 bedroom, although not ready to commit. The bad news is that the garage will probably have to go. Not 100%, but I kept a couple recently that were in better shape, and then the home inspector went out and said it had termites damage (which I knew that there were things about it that wouldn’t be ok on the main structure of the home, but they were in really good condition for the most part and the benefit seemed right in keeping them). At that point we’d already rented them and had them under contract to sell, and then had to do framing work to them to appease the investor/make it right. So now I pay a lot closer attention to any detached structure that I keep. .And factor in the repairs better when making the decision. This isn’t to say that we won’t keep it, just that we can’t count on it. The other good news, is that it will cost as much to fix it, as it will to demo it, so it doesn’t really matter which we do, to the rehab budget, although it may affect the rent and sales price. Guys, I’d still get in it to check out the floor framing. And I estimate the labor and materials a bit higher for adding beds. I’d have to go a solid 5K on the garage though, demo or restore. Roof, garage doors (unless we left them off), siding, paint, labor, maybe framing, etc. And I’d go a minimum of 16 and 16 labor and materials, and then add a little more if floors are bad, but with rent and sales at a 3/2 (and what I really think might be a 4/2). I’d like to have this one, so curious what to numbers would come out to at a 3 or 4. |
